Housing loan is one of the most frequent loans issued by banks and it is an important part of the financial market. This type of loan allows the user to use other funds to secure their living space, i.e. the construction or purchase of a house, land or apartment, adaptation and construction, and everything else that binds to the aforementioned. The user of a housing loan is obliged to repay the loan principal with the relevant interest rates within the agreed period, that can be up to several tens of years. Just issuing a loan represents one of the core business of the bank as a financial institution. This paper is based on an analysis of housing loans offered at Privredna banka Zagreb d.d., Erste & Steiermärkische Bank d.d. and Raiffeisenbank Austria d.d .. The observed banks belong to a group of the largest and most significant banks operating in the Republic of Croatia. The distribution of their branch offices are covering most of the Croatian territory and thay have been operating here for a number of years. Their housing loan offerings were analyzed through the following criteria: loan purpose, possible repayment length, repayment method, nominal and effective interest rates, loan repayment instruments and the costs and fees for processing the loan application. Loans vary in some segments depending on in which currency they are issued, i.e. in kunas or euros. When selecting a bank that is issuing a housing loan it is important to take into account the rates of interest and the related costs and fees.
