Each building has its own life cycle and its associated phases. The phases in the life cycle of a building are: definition of needs, planning and design, construction, use and maintenance, and finally, demolition, removal and recycling. It is necessary to take into account the maintenance costs of the building already in the design phase, because during this phase, the maintenance costs can be influenced most easily and with the lowest costs of design changes. Since the maintenance phase of the buildings is the longest, it is very important. The building must be regularly and properly maintained in order to enable its users to stay in and use the building in a safe way, to make it comfortable for them and in order for the building to meet the basic requirements. Building maintenance refers to undertaking the necessary activities so that the building is usable and so that it can remain usable throughout life cycle. However, regular and proper maintenance is not possible unless sufficient funds are provided for that in the planned budget. Generally, the funds for maintenance of any kind of buildings are not planned; instead, maintenance is carried out only upon the occurrence of a defect, deficiency or failure. Therefore, there is no maintenance planning and there is thus likewise no maintenance cost planning. Predicting maintenance costs and drawing up a maintenance plan and schedule is important. In this thesis, a maintenance plan and schedule for a period of fifteen years was developed using the example of a high-rise building. Costs of statutory periodic inspections, costs of replacing worn materials and elements, costs of periodic works and repairs, costs of reactive maintenance and costs of use are defined in this paper. The period for which the maintenance plan and schedule was developed is from 2023 to 2038. Sensitivity analysis was performed with regard to change in the discount rate and the analysis period.
